We automatically deny registered sex offenders and applicants with convictions for crimes against property or persons (for example, arson, larceny, or battery). Other records are assessed by the nature, seriousness, and recency of the conduct, and applicants may submit mitigating information. A guarantor may be used to help meet credit and income requirements. Security Deposit Alternative — Qualification Requirements Qualified applicants may move in with less upfront cost by paying a non-refundable fee equal to 5% of one month’s rent instead of a full security deposit. To qualify, applicants must meet all of the following: Income: Gross monthly household income of at least 3× the monthly rent (for voucher/subsidy holders, applied to the tenant-paid portion). This optional program does not cover damages — tenants remain fully responsible for any damage beyond normal wear and tear.
