General Rental Application Requirements ID & Documentation You must show a valid government-issued photo ID. Non-U.S. citizens may need to provide additional legal documentation. Your application must be complete and truthful. Incomplete, false, or missing information will result in denial. Other Application Rules We do not accept co-signers or guarantors. We do not accept reusable screening reports from other companies. Rental History Requirements What We Look For: At least 3 years of rental history from a landlord or property manager. This includes written leases or month-to-month agreements. Military housing counts as valid history. If you’ve owned a home, we’ll verify that through public records. If You Have Less Than 2 Years: You may still qualify with a higher deposit, depending on your credit, income, and background. Reasons for Denial: Prior eviction or court records related to eviction. Repeated late rent, bounced checks, noise complaints, or property damage. Owing money to a previous landlord or breaking a lease. Credit Requirements What We Look For: A credit score of 650 or higher and at least 3 credit accounts that are over 2 years old. If Your Score is Under 650: You may be considered with a higher deposit and owner approval. Past bankruptcies or foreclosures may also lead to a higher deposit. Reasons for Denial: Open (undischarged) bankruptcy. Unpaid rental debts or collections. Unverifiable or false social security number. Employment History Requirements What We Look For: At least 12 months of work with your current employer or in the same field. Exceptions or Special Cases: If employed less than 6 months, a higher deposit may be needed. Retired or self-employed applicants must provide recent tax returns or proof of benefits. International students must provide an I-20 form. Military applicants must provide their L.E.S. (Leave and Earnings Statement). Income Requirements What We Look For: Gross monthly income must be at least 3 times the monthly rent. Most income can be verified automatically through our application portal. If Not: You’ll need 90 days of proof using: Recent pay stubs (4 in a row) Official documents showing benefits or other income Employment offer letters or contracts 1099s, W-2s, or tax returns from the past 2 years Reasons for Denial: No verifiable proof of income or false income information Public Records & Criminal Background We check: Eviction records Criminal history (felonies and misdemeanors from the past 7 years) We consider: Type and severity of offense Time since the offense Age at the time Efforts at rehabilitation Final decisions also consider credit, income, rental, and employment history. Reasons for Denial: Recent evictions Certain criminal records (based on evaluation criteria above) Each resident over the age of 18 must submit a separate rental application.
