Rental Application Policy Welcome! Thank you for applying with PMI Beach Properties for your housing needs. In order to best serve you, we feel it is imperative that you are made aware of, and fully understand our application policies and procedures. Please read this document carefully before signing. It is the policy of this management company that applications must be complete and all fees paid prior to submission for consideration. All completed applications are processed on a daily basis (Monday - Friday, excluding Holidays). If you have any questions, please contact our leasing department at info@pmibeachproperties.com during normal business hours (Monday - Friday from 9am-5pm). Each individual over the age of 18 years needs to submit an application. The Application Fee is $55 + $10 Processing Fee per adult and is non-refundable. PMI Beach Properties fully complies with Fair Housing Law. We do not discriminate against persons on the basis of race, color, religion, sex, handicap, familial status, national origin or age. We also comply with all state and local fair housing laws. Approval is based on Seven factors: Identification Verification through Plaid Credit History & Verification Rental History & Verification Income History & Verification through Plaid Employment History & Verification Criminal Background History Pet Criteria & Petscreening.com Verification A completed application will contain: PMI Beach Properties Residential Lease Application; (One for each individual 18 years and older) $55 (Non-Refundable) Application fee + $10 Processing fee for each PMI Beach Properties Residential Lease Application submitted Valid Driver's License or other Government issued ID for each Residential Lease Application submitted Verifiable Proof of Income: (Last 2 months of pay stubs or Last 2 years of tax returns if self-employed/1099) Proof of Funds: (Last 2 Months of Bank Statements) Completed Pet Screening Profile (Required by all Applicants with or without pets): We also need to know if you'll have any minor residing with you during tenancy. We ask that you upload color copies of each item listed below to your application or email to info@pmibeachproperties.com Government issued ID Social security card Proof of income (2 forms of proof of income in the form of 2 consecutive months of your most recent pay stubs, previous year's tax return if self employed, or a current job offer letter) General Rental Criteria Rental History Good Rental History: No Forcible Entry & Detainer (Evictions) unless you have verifiable documentation of landlord irresponsibility. Verifiable Gross Income: Minimum of 3x the rent charged on the residence. Section 8 vouchers and certificates may be accepted. The resident must meet the same criteria as those seeking non-subsidized housing. In order to verify applicant income, PMI Beach Properties relies on a third-party verification service called Payscore. All applicants will start the verification process with this application. Application submittals are not considered complete until an automated income verification report from Payscore has been received by the person processing your application. If you do not complete the income verification your application is not considered complete. PMI fully complies with Fair Housing Law. We do not discriminate against persons because of Race, Color, National Origin, Religion, Sex, Familial Status, and Disability. We also comply with all state and local fair housing laws. RESIDENT SELECTION CRITERIA * Please call our office prior to applying to inquire about any current applications. Application fees are non-refundable. * Applications must be submitted through our website at: www.pmibeachproperties.com * All adult applicants, 18 or older, must submit a fully completed, dated and signed residency application and fee. All applicants must provide proof of identity. A non-refundable application fee will be required for all adult applicants. Applicants may be required to pay an additional application fee or an additional security or damage deposit and be approved by a condo/homeowner's association prior to move in. * Applicants must have a combined gross income of at least three times the monthly rent. We reserve the right to require a co-signer. A minimum of two years residential rental or ownership history is required. * Rental credit history and or civil court records must not contain eviction filing, landlord collections, liens or open bankruptcy within the past 7 years. * Self-employed applicants may be required to produce, upon request, 2 years of tax returns or 1099’s and non-employed individuals must provide verifiable proof of income. All sources of other income must be verifiable if income is needed to qualify for a rental unit. * Criminal records must contain no convictions for felonies within the past 7 years involving the manufacturing or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant’s tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. * Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination. * Pets may be allowed based on the property, with approval. A non-refundable pet fee of $150.00 per pet will be required, as well as a completed pet application for each pet. The cost for this is $20/$15 and is conducted through petscreening.com. An additional security deposit may be required. Medically necessary animals for the benefit of the occupant(s) are permitted with valid documentation from medical or mental healthcare provider. Fees and deposits are waived for medically necessary animals. ***Breed restrictions do apply.*** * A minimum, non-refundable property preparation fee may be charged to the Resident(s) at time of leasing the property. Other mandatory minimum fees for cleaning, carpet cleaning, rekeying etc. may be charged as per the lease. Resident(s) shall still be liable for amounts for damages, cleaning, re- keying, etc. * Applicants will be required to pay a security deposit prior to lease execution in a minimum amount of one month’s rent. We reserve the right to require a higher security deposit and/or additional prepaid rent based on your tenant screening results. * We may require a binder deposit to be collected to hold a property off the market. In the event that the application is approved, and applicant fails to enter into a lease, the applicant shall forfeit this deposit. In the event the application is approved, this deposit shall be applied to the required security deposit. * Any exceptions to our company's criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, co-signers, and/or additional advance rent payments may be required. Your selection will be based on the score you receive on the Tenant Scoring Matrix. * Applicants will be required to pay a one-time tenant set-up fee of $150.00 with move-in funds. This fee is per household and covers tenant portal configuration, lease ordering expenses, and an extensive third-party move-in inspection. Credit History: Credit history must show that the resident has paid bills on time and does not have a history of debt write-offs or accounts that have gone into collection. Residency may be denied due to poor credit history. Contingent on your credit, a specific deposit amount will be required. Credit for all applicants over the age of 18 will be taken into consideration. If your Credit Score is below 650, we may need to request for a co-signer that has at least 700 Credit Score and will be enrolled in a credit reporting program. Credit Score below 500 will be declined. Maximum Occupancy: Two per bedroom + one Upon Approval: The property will stay on a temporary hold while we underwrite your lease. The lease will be sent out for the agreed upon move in date through Rentsign for you to review and sign online. You will have 24 hours to review and sign the lease once it has been sent to you. After the lease has been signed we require a Good Faith Holding deposit equal to 1 month's rent in order to take the property off the market. Once all fees and prorated rents have been paid we will, 5 days prior to the lease start date, provide you with possession of the home including keys, remotes or other items necessary for access. Property Condition: Applicant is strongly encouraged to view the Property prior to signing any lease. Landlord makes no express or implied warranties as to the Property's condition. Should Applicant and Landlord enter into a lease, Applicant can request repairs or treatments (see question section below). Sight Unseen Addendum: If any leaseholders have not physically seen the property prior to a lease being signed, a "Sight Unseen Addendum" will be required to be signed by all leaseholders.
