Items that may cause the denial of your application or the co-applicants application include conviction of a felony or misdemeanor within the previous 5 years, an eviction within the last 7 years or a drug or firearm related conviction or assault on another person within the previous 10 years (Rape is last 20 years). Also, an eviction within the previous 7 years or a bankruptcy or foreclosure within the last 3 years may also be a reason to deny your application. Total monthly income must be at least 3X the monthly rent rate or NET income must be 2.5X the monthly rent rate. Employment verification including copies of current pay stubs and previous landlord verifications will be conducted. Rent is due on the first and late fees WILL be applied after the grace period. Renters insurance is required.Credit scores below 500 may be considered as long as the other leasing criteria are met. This application is good for 30 days, you may apply for any apartment managed by Page1 Property Management and not be subject to an additional application fee for the next 30 days. Page1 Property Management will process COMPLETED and APPROVED applications in the order received. If there are multiple applicants for the same apartment, the best qualified applicant to complete and provide all required documents and meet all leasing requirements will be accepted. There may be an additional fee to reserve apartment if unable to immediately occupy the unit. If your application is approved, Page1 Property Management will submit your contact information to Citizen Home Solutions, a concierge utility connection service. Citizen Home Solutions will contact you to assist with setting up your utilities, phone service, cable/satellite TV, and security monitoring. We strongly recommend you deal directly with Citizen Home Solutions for these connections, they are familiar with our requirements for satellite dish and cable line placement, not following these guidelines could result in additional charges on move-out.
