Rental Requirements

Application/screening fee: $57 per applicant or co-signer. All applicants/co-signers 18+ must complete a separate rental application and pay a nonrefundable screening fee per California Civil Code §1950.6. Screening includes credit, rental history, income, and background verification. 650 min. credit score required. Exceptions may be granted on a case-by-case basis for those with less than favorable credit. Cosigners are accepted on applicable properties. When permitted, the cosigner must meet the following qualifications: Income of at least 5x the monthly rent Minimum credit score of 725 Complete a rental application ($57 fee) and provide all required supporting documents to verify eligibility. Submission of an application does not guarantee approval or create a tenancy. Applicants are evaluated based on lawful, non-discriminatory criteria in full compliance with: • Federal Fair Housing Act (42 U.S.C. §3601 et seq.) • California Fair Employment and Housing Act (Gov.
