Additional documentation may be required, including passport, visa status, and proof of income or employment. Rental History: Minimum of 12 months positive, verifiable rental or mortgage history. No history of lease violations, property damage, or outstanding landlord balances. Credit History: Satisfactory credit history demonstrating financial responsibility. Outstanding collections, charge-offs, or delinquent accounts may impact the approval decision. Evictions: No prior evictions or eviction filings within the past 5 years, to the extent permitted by law. Bankruptcy: No open bankruptcies and no bankruptcies discharged within the past 24 months. Criminal Background: A background screening will be conducted. Certain criminal convictions may result in denial based on the nature, severity, and recency of the offense, in accordance with applicable laws. Occupancy Standards: Occupancy limits apply and are based on local and state guidelines. Identification: Valid government-issued photo identification is required for all applicants. International applicants must provide a passport and applicable visa documentation. Application Requirements: A completed application is required for all occupants 18 years of age or older, along with payment of applicable fees and submission of all required documentation. Guarantors: Guarantors may be accepted for applicants who do not fully meet qualification criteria.
