Rental Requirements
Minimum Resident Qualifications All applicants must meet the following minimum qualifications. Applications are reviewed consistently using the same criteria for all applicants and in compliance with all applicable federal, state, and local fair housing laws. Income: Verifiable gross household income of at least 3 times the monthly rent. All income must be documented and subject to verification. Employment: Minimum 2 years of verifiable employment or income history. Alternative Qualification: Recent graduates may qualify with a signed offer letter (including position, start date, and salary) and proof of financial ability to meet obligations until employment begins. International Applicants / Work Authorization: Applicants with valid work visas or legal authorization to work in the United States are welcome. Additional documentation may be required, including passport, visa status, and proof of income or employment. Rental History: Minimum of 12 months positive, verifiable rental or mortgage history. No history of lease violations, property damage, or outstanding landlord balances. Credit History: Satisfactory credit history demonstrating financial responsibility. Outstanding collections, charge-offs, or delinquent accounts may impact the approval decision. Evictions: No prior evictions or eviction filings within the past 5 years, to the extent permitted by law. Bankruptcy: No open bankruptcies and no bankruptcies discharged within the past 24 months. Criminal Background: A background screening will be conducted. Certain criminal convictions may result in denial based on the nature, severity, and recency of the offense, in accordance with applicable laws. Occupancy Standards: Occupancy limits apply and are based on local and state guidelines. Identification: Valid government-issued photo identification is required for all applicants. International applicants must provide a passport and applicable visa documentation. Application Requirements: A completed application is required for all occupants 18 years of age or older, along with payment of applicable fees and submission of all required documentation. Guarantors: Guarantors may be accepted for applicants who do not fully meet qualification criteria. Guarantors must demonstrate verifiable income of at least 5 times the monthly rent, meet all applicable screening requirements, and are not considered occupants of the unit. Additional Screening: Approval decisions are based on the applicant’s overall profile, including income, credit, rental history, and background screening results. Additional conditions, including increased deposits or other requirements, may apply where permitted by law.
