Our process varies based on lease duration to provide flexibility while ensuring property protection. Standard Approval Applicants who choose standard approval must complete the application and background screening process. Application Fee: $55 per adult applicant Background Check: Required for all adult applicants Security Deposit: 50% of one month’s rent Pet Fee: $250, if applicable Cleaning Fee: $350 Rent: First month’s rent due prior to move-in; remaining rent paid according to the lease Prepaid Approval Applicants may elect to waive the standard background check requirement by paying 100% of the rent for the entire lease term upfront. Background Check: Not required Application Fee: Not required Rent: 100% of the lease term paid upfront Security Deposit: 50% of one month’s rent Pet Fee: $250, if applicable Cleaning Fee: $350 All rent, deposits, and applicable fees must be paid in full before occupancy.
