Rental Requirements
Brickyard Property Management charges a $50 application fee for each applicant. Each applicant over the age of 18 must complete their own individual application. The application fee is non-refundable regardless of approval status of your application. All applicants must be listed on the lease as occupants. If your application is approved, there will be a $100 new lease administration fee. This fee is due along with the security deposit. To help ensure ALL of our residents understand our pet and animal-related policies (No Pet and Animal Policy / Pet Policy / Animal Policy) we require EVERYONE to complete a third-party screening and review process. This can be done at https:// www.brickyard.petscreening.com. If you have pets you will be charged a $25 pet administration fee. Your lease will include a monthly pet fee based on the FIDO Score rating provided by petscreening.com. Applicants will be evaluated based on the following criteria: Income: Combined applicants must have verifiable monthly income at least 2.5 times the monthly rent. - Income will be verified by bank deposits. Employment: You must have current verifiable employment and at least 2 years employment history. Applicants with less than 2 years employment history maybe considered with a co-signer, increased deposit, and/or risk premium rent. Rental History: You must provide 2 years rental history or mortgage payments. If you are breaking a current lease a written release from your current landlord is required. Credit History: A credit report will be processed for each applicant. There is no minimum credit score requirement, however the decision to lease maybe influenced by the report. Criminal History: A criminal history check will be completed on each applicant. The decision to lease maybe influenced by the information in the report. - Sexual crime or crime against another person is an automatic denial. - Felony convictions older than 7 years will be considered on a case by case basis. - Criminal history involving Arson, Drugs, or Armed Robbery is an automatic denial. November 2024 Automatic Denials: - Incomplete application - Unpaid application fees at the time application is submitted - False information on application - Invalid Social Security Number (required for credit check) - Eviction within last 24 months - Outstanding debts or damages to previous landlord - Being registered as a sex offender - Bankruptcy in the past 5 years that has not been discharged or dismissed
