Please see the below list and point totals to determine if you are eligible for rental with our properties. This calculator was created to ensure compliance with Federal and State Fair housing guidelines. Applicant(s) must have income that equals or exceeds 3x the monthly rent. Applicants are advised to review the below criteria before applying. ID verification: 0 points for yes and 1 point for no. How many unpaid collections (medical / student loans not included) 1 point for each How many delinquent payments (medical / student loans not included) 1 point for each Landlord verification: 0 points for yes and 4 point for no. Was verification positive? 0 points for yes and 4 point for no. (also 4 point if no verification was provided) Employer Verification: 0 points for yes and 1 point for no. Management in their sole discretion can reduce the points by 1 for each written narrative received that explains why the event was isolated.
