There is a $200 nonrefundable pet fee due per approved pet, along with $25 per month in pet rent, per pet. This calculator was created to ensure compliance with Federal and State Fair housing guidelines. Applicant(s) must have income that equals or exceeds 3x the monthly rent. Applicants are advised to review the below criteria before applying. ID verification: 0 points for yes and 1 point for no. How many unpaid collections (medical / student loans not included) 1 point for each How many delinquent payments (medical / student loans not included) 1 point for each Landlord verification: 0 points for yes and 4 point for no. Was verification positive? 0 points for yes and 4 point for no. (also 4 point if no verification was provided) Employer Verification: 0 points for yes and 1 point for no. (also 1 point if no verification was provided) Credit Score Points: Criminal Activity: 651 and up = 0 Less than 5 years(any crime) =10 (per crime) 625-650 = 1 Between 5-10 years(any crime) = 1 (per crime) 601-624 =2 10 years or greater =0 576-600 =3 Points for types of crimes 551-575 =4 Sex offender, Drug Dealing, Crimes of violence =10 (per crime) No credit score =4 Drug possession, Breaking and entering =5 (per crime) Under 550 =5 Unpaid Judgements to landlords: 10 points per judgement Applicants should be advised that if they feel there are relevant facts to one or more of the issues that show a particular event or events listed in the above criteria is an isolated event, applicants are welcome to submit a narrative IN WRITING as to what happened and why it was an isolated event. Management in their sole discretion can reduce the points by 1 for each written narrative received that explains why the event was isolated.
