Pet Friendly: A non-refundable, one-time pet accommodation fee of $350 per approved pet is required prior to move-in. Monthly pet rent is $35 per pet. Please note that breed and size restrictions may apply.

Rental Requirements

Minimum Resident Qualifications All adults 18 or older must submit a separate application and pay a $60 application fee. Applicants must provide valid photo ID, proof of income, 5 years of rental history, and 2 years of employment history. Minimum qualifications include verifiable household income, acceptable credit history, positive rental history, no unpaid landlord or utility balances, no eviction filings or judgments within the past 3 years, and criminal background approval. Standard applicants must have household income of at least 2.5 times the monthly rent. Applicants using Section 8, a Housing Choice Voucher, or other rental assistance must provide a current voucher, housing authority paperwork showing approved subsidy amounts, and verifiable household income. Voucher assistance alone does not remove the income requirement. Preferred credit score is 600 or higher. Scores between 550–599 may be considered with additional conditions. Scores below 550 may require a higher deposit, co-signer, or may be denied after review. Pets must be approved before move-in. Pet fees, breed restrictions, size restrictions, and property restrictions may apply. All applications are reviewed fairly and consistently in compliance with Fair Housing laws.
