Auto-Approval Criteria: Credit score of 600+ Gross monthly income of at least 3x monthly rent No violent felonies No evictions If applicants meet the above criteria, they are automatically approved by our team. If an applicant does not meet auto-approval criteria, management will manually review the application and weigh all factors to determine whether approval is still possible. For example, less weight may be given to credit concerns tied primarily to medical bills or student loans if other application factors are strong. Applicants whose primary income source is Social Security Income are only required to meet 2.5x monthly gross income. Section 8: As of 4/1/25, we consider a Section 8 voucher as income up to its voucher value. The voucher may also be combined with other income sources to satisfy the 3x income requirement.
