RentEngine Q3 2026 Leasing Data: Half of Homes Preleased as Days on Market Holds at 28

We analyzed anonymized leasing data from hundreds of thousands of scattered-site single-family and small multifamily properties from July through September 2026. We also measured every stage of the leasing funnel.

Q3 2026 was a steady quarter. Median days on market held at 28 for a second straight quarter, level with Q3 2025. Leads cooled from their spring peak, but more prospects went on to apply, with lead-to-application conversion rising from 4.6% to 4.8%.

Half of homes are preleased, and they sit empty for less time

51% of the homes that leased in Q3 went to market before they were empty. 32% were listed with a tenant still inside, and 19% couldn't be shown yet.

Preleased homes convert slightly lower, with applications slipping from 4.3% to 4.2% of prospects, but what they give up in conversion they more than make up for in time. A showing-ready prelease leased a median of 23 days after its first available move-in date. One that couldn’t be shown yet leased in just 15, against 37 days for a home listed move-in ready.

The catch is showing availability. Prospects who inquired before showings opened were 36% less likely to apply. Showings at occupied homes were cancelled 31.6% of the time, against 23.2% at vacant homes. The takeaway is to prelease, but set the earliest showing date as close to listing day as the tenant allows.

Preleased homes sat empty up to 22 fewer days than homes listed move-in ready

Price beats perks

42.1% of rented properties needed at least one price reduction in Q3, up from 36.9% in Q2. The median total reduction stayed flat at $100.

Homes with no price changes leased in a median of 19 days. A single reduction pushed that to 36 days, two to 49, and five to 75. On a $1,900 rental, 17 extra vacant days cost the owner about $1,075, which wipes out nearly a year of the extra $100 a month they were holding out for.

Special offers don't close that gap. About 6% of homes went to market with one. When we compared similar homes with the same property manager, property type, bedroom count and listing month, the difference in days on market was zero. Homes that added an offer partway through still took a median of 17 days to lease afterward. If a listing is struggling, the lever to pull is the rent.

Renters start looking later than most teams think

The median applicant first reached out just 19 days before their desired move-in date. 68% inquired within 30 days, and only 6% started more than three months out.

That window held at 19 days in July, August and September, and every property type sat between 18 and 21 days. A home listed 30 to 60 days before move-out is attracting leads too early.

Leads cool, but owned channels punch above their weight

Median leads per leased property eased from 25 in Q2 to 22 in Q3, still up from 17 in Q3 2025. Single-family homes pulled the most leads at 24, and 3-bedroom homes led every bedroom count at 23.

Zillow remains the largest source, at 52.8% of new leads, down from 55.3% in Q2. Owned channels convert better: RentEngine cross-selling generated 8.5% of leads but 11.5% of submitted applications, and property management websites brought in 3.3% of leads but 7.1% of applications. Realtor.com jumped to 14.8% of leads, but only 7.2% of applications.

Cross-selling remains one of the simplest wins. A lead interested in one property applies 4.3% of the time. Show them a second option and that rises to 7.8%, and by five properties it reaches 16.4%.

Fewer showings, better showings

Only 33% of leads booked a showing in Q3, down from 37.3% in Q2 and the lowest rate we've measured. But 80% of completed showings led to an application request, up from 75%.

Speed is the biggest lever. About half of same-day showings get completed. One day out, it's under 40%, and by four days, under 30%. Self-guided showings got prospects inside in a median of 2.3 hours, against 37.3 hours for accompanied showings, down from 43.4 in Q2.

Offering both showing types worked best at the bottom of the funnel. Those properties had the highest application rate, at 5.3% of leads, against 5.0% for self-guided only and 4.5% for accompanied only.

After the showing, room size and odor were the biggest dealbreakers. HVAC, the top complaint in winter, barely registered.

Income does most of the work at prescreening

Self-reported income accounted for 39.8% of prescreening rejections. That is more than credit (19.7%) and ID verification (18.3%) combined. Prospects approved to book a showing reported a median income of 3.57x rent, against 2.70x for those rejected.

Income also drives the most fraud risk at the application stage. 55.8% of applicants verified income with document uploads alone, and 36.2% of those uploaded documents were flagged as high or medium risk.

AI takes the front line

With over 18 months of AI data, we traced how AI affects leasing outcomes. Controlling for company profile, properties using RentEngine AI leased 4 days faster and converted 16% more leads into scheduled showings. 55% of all applications were submitted without any leasing agent contact.

AI answered 87.1% of inbound messages before a showing was scheduled and sent 86.8% of weekday after-hours messages. That matters because 57.8% of prospects inquired outside business hours, and the median human response time is 19 hours. Teams using AI answer in 6 seconds.

This quarter we also took our first look at Voice AI, which answered tens of thousands of inbound calls. A typical AI call ran a median of 75 seconds, against 87 for a call a person picked up.
