Median days on market fell below 30 for the first time since Q3 2025. Lead volume rose. Conversion improved at nearly every stage of the funnel. Q2 2026 was the strongest quarter we've measured.

We tracked leasing performance across thousands of single-family rental properties from April through June, measuring every stage from first inquiry to approved application.

Demand peaks April through June, not midsummer

Our first seasonality analysis puts renter demand between April and June, one to two months earlier than most leasing teams plan for.

Treat Q2 pricing, staffing, and turn scheduling as a Q1 exercise.

Zillow holds steady, but owned channels are growing

Zillow generated roughly 55% of new leads this quarter, holding its place as the largest single source of renter demand. Owned and semi-owned channels deserve more attention: they send fewer leads and convert more of them.

RentEngine's automatic cross-selling — routing a qualified lead to another property in the same portfolio — produced about 8% of leads and 9.8% of submitted applications. Property management websites followed the same pattern: a smaller share of leads, a larger share of showings and applications.


Self-guided showings continue to outperform accompanied showings

Self-guided properties rented in 27 days this quarter against 28 for accompanied, down from a 3-day gap in Q1.

Speed to showing explains most of it. Self-guided showings happen a median of 2.3 hours after inquiry, compared with 43.4 hours for accompanied. Showings scheduled more than 4 days out rarely completed at all.

Longer self-guided showings produced higher application rates. Accompanied showings converted best when they ran 10-20 minutes.

Credit rebounds, income keeps climbing

Prospects approved for showings reported income averaging 3.6x monthly rent, compared to 2.7x for rejected prospects. That's a much wider gap than the roughly 50-point difference in credit scores between the two groups.

Income accounted for more rejected prescreens than credit and ID verification combined, suggesting many teams may benefit from reviewing where rejected prospects cluster rather than relying solely on fixed qualification thresholds.


Cross-selling remains one of the most underused leasing strategies

Teams redirected 24.4% of leads to another property this quarter, up from 19.2% in Q1. Only about 60% of surveyed property managers said their teams cross-sell at all.

Cross-sold leads apply at 9.8%.


Applications move faster when teams remove friction

Of every prospect who started an application, 61% submitted it and 32% were approved. Application size drove completion time more than anything else: solo applicants typically submitted within an hour, while groups of four or more took more than 30 hours.

Approvals showed the widest spread of any metric we tracked. The fastest 25% of companies approved in a median of 21.8 hours. The slowest took 139.2 hours, nearly six days. Fast approvers also said yes more often, approving 55% of submitted applications against 38% for the slowest teams.


Fraud is becoming more organized

Stolen identities, fake property managers, and misuse of self-guided access all stayed active through Q2. The bigger shift was coordination: operations running AI-generated identities and cloned listings across multiple platforms at once.


AI is reshaping leasing operations

55% of submitted applications never needed a human. Properties on AI-enabled accounts lease 4 days faster, and 16% more leads convert into scheduled showings. It starts with instant responses at the top of the funnel and carries through to the application itself.

Most inbound messages repeat. Showing requests accounted for 27.9%, application status for 17.8%.

AI also covers the hours your team doesn't, handling 86% of after-hours and weekend renter communication.
