What does it include?
A complete application flow with TransUnion-powered screening, document authenticity checks, and reference collection: credit, criminal, and eviction reports; income tools with document checks; live ID and selfie verification; and landlord and employer references that RentEngine collects for you. You decide which reports and screenings to run based on your own policies, and you can set different templates for different property types.
Do you run credit, criminal, and eviction checks?
Yes — full credit, criminal, and eviction screening. The criminal search runs nationally, then checks each county the applicant has lived in based on their credit report. For the counties that don't digitize their court records (large parts of Mississippi and New Mexico, among others), a court runner pulls the records in person, so you cast the widest possible net.
Which credit bureau do you use?
TransUnion, with Asurint as the partner for criminal and eviction records.
How fast do reports come back?
97% of screening reports return within 2 minutes. The other 3% are the cases that require an in-person county search, and those come back within one business day. Income verification returns near-instantly, in about a minute, and ID verification happens live while the applicant completes their application.
How is income shared and reviewed?
Applicants connect their bank, link payroll, or upload documents. OCR extracts pay period, gross/net pay, and consistency for your review. If a PDF shows possible authenticity issues, it’s flagged for your team with the specific reason
How do you collect landlord and employer references?
The applicant provides contact details for past landlords and employers. RentEngine reaches out by both text and email and follows up persistently until the reference is complete — your team never sends a message. Each completed reference includes a two-factor identity confirmation of the person responding, so you know it’s a real contact.
Do you do ID verification?
Yes. The applicant takes a live selfie (no uploads — it's captured through the front-facing camera) and submits their ID, which RentEngine verifies front and back. The selfie, ID, screening, and income documents are all matched into a secure chain of record, so the person who shows up on move-in day is the person you approved.
What support do you offer?
Applicants get a dedicated support line, 7 days a week, for any questions while they apply. Your team gets the same US-based technical support as the rest of the platform. If an applicant disputes a charge, RentEngine fights the chargeback on your behalf.
