Q3 2026 - Leasing Data & Trends Report

Half the homes that leased in Q3 were listed before they were empty, special offers made no measurable difference, and AI now answers 87.1% of prospect messages before a tour gets booked.

Summary

Days on market held at 28 for a second straight quarter, level with Q3 2025. Prospect volume cooled from the spring peak, down from 25 to 22 per leased property, but a higher share of those prospects went on to apply. This edition adds new sections on economic signals, preleasing, Voice AI and income documents, plus our first two operator playbooks: Doorby Property Management on approving 20 applications a week while talking to 2,400 prospects a month, and Howzer Property Management on running single-family and multifamily leasing in one system.

Key findings

Preleasing saves vacant days, but only if prospects can get inside. 51% of Q3 leases were listed before the home was empty. A showing-ready prelease leased 23 days after its first available move-in date, against 37 days for a home listed move-in ready. List before anyone can tour, though, and prospects are 36% less likely to apply.

Price is the only lever that moves days on market. 42.1% of homes needed a price reduction before they leased, up from 36.9% in Q2. Homes priced right on day one leased in 19 days, homes that needed cuts took 45 or more, and special offers made no measurable difference once we matched similar homes.

AI answered 87.1% of prospect messages before a tour was scheduled and cut days on market by 4. New this quarter, Voice AI handled tens of thousands of inbound calls at a median 75 seconds, against 87 seconds for a call a person picks up.
