Half the homes that leased in Q3 were listed before they were empty, special offers made no measurable difference, and AI now answers 87.1% of prospect messages before a tour gets booked.

Days on market held at 28 for a second straight quarter, level with Q3 2025. Prospect volume cooled from the spring peak, down from 25 to 22 per leased property, but a higher share of those prospects went on to apply. This edition adds new sections on economic signals, preleasing, Voice AI and income documents, plus our first two operator playbooks: Doorby Property Management on approving 20 applications a week while talking to 2,400 prospects a month, and Howzer Property Management on running single-family and multifamily leasing in one system.
Preleased homes sit empty for less time. Homes listed move-in ready leased a median of 37 days after their first available move-in date. Showing-ready preleases leased in 23 days, and homes that couldn’t be shown yet leased in 15. Preleases convert slightly lower (4.2% of prospects apply, against 4.3%), but owners lose fewer vacant days.
Special offers didn’t help homes lease faster. About 6% of homes leased in Q3 launched with a special offer. We compared similar homes with the same property manager, property type, bedroom count and listing month, and the median difference in days on market was zero. Homes that added an offer partway through still took a median of 17 days to lease after adding it.
Relisting a stalled home barely moves the needle. Properties that paused and restarted syndication averaged 6.8 new prospects a day after the restart, against 7.2 in their first week on market. 37% got fewer prospects after restarting.
